I factored utilities into their monthly rent and then advertised it as an all inclusive price but I don't think it would hurt if you tried pricing as planned and adding "+ $50/month for utilities" in the posting.

@Rob Ferdinand since you have to make the full mortgage payment inclusive of principle I include it in full into cash flow models bc the key is to ensure the property is self sustaining with the debt you need.

Offhand though, 1br unit should run for $650-800, 2bdm $800-1300 and up depending on the area and whether you are offering all inclusive.
