I recommend setting your expectation of the level of cleanliness, maintenance of the yard and grounds at a very high level to the tenants.  

If it’s only some of the rooms, are they above ground on 2nd floor, ground level, or below ground?

The husband would like to stay and get a roommate.My question for you is would this give us grounds to discontinue their lease if they need to move in another person to be able to afford it?

Potential Middle Ground: Consider Renovating: Instead of selling, you could do a light renovation on the older property to increase its value and attract higher rent.

More the willing to share out reasoning and how we do it if you want to chat but the big thing where ever you go is the teams you have on the ground.

ya i cant see how you could possibly protect yourself with bee's wasps  I mean some of the nest are in the ground and very hard to detect..  

The property in question is a mixed-use, with a ground floor commercial unit, and one residential unit upstairs. 

The older aged condo market is tough with so much new supply coming online and breaking ground.

This house was very nice and clean (build later 1980) My tenant recently claimed there is mold on 1fl (it is like basement as there is no window, it is next to garage) When i see, the mold is not only one area but it seems widely spread on the ground floor (laundry room, wall, celiling etc) Since it is OOO investment, it is not easy to deal with mold issue.
