I inherently trust the goodwill and character of new investors over that of a self proclaimed "expert" or a system built to bilk said new investors out of their money for "education".Personally, I've put in almost 20 years into RE and there is no way I am going to teach you everything I know.

I cant give you anything specific but i have picked up a few real estate law books from the goodwill.....check the nearest one out to you

I am donating all my other real estate investing books to the Goodwill and I am only keeping my books where I don't need a commercial loan for the first 10 properties. 

I would probably be reaching out to your agent telling him/her to set up one time to walk all contractors through so the good will isn't lost with the tenant. 

I pick up old clock radios from Goodwill for $2-$5.I also used the radio routine successfully for a skunk family that took up residence in a wood pile against one of our other barns.  

If the tenant is otherwise ok, it might be a way to gain some goodwill, and certainly maintain the property a little better.Yes, you are 100% right, it's his mess, you're not his Mom, and all the other obvious answers that were provided.  

If the tenant has renter's insurance than they do not to have to rely upon your goodwill or ability to pay for their temporary lodging and can just make a claim against their renter's insurance to take care of their damaged belongings and temporary lodging.

Yeah good point, it's a nice gesture, folks are paying a bunch for your place, it's good will to leave plenty available.What about paper towels?

If I'm wholesaling to an investor he gets the keys at closing and all docs are signed and delivered there.I suppose a nice gift basket would go over well with a couple buying one of my rehabs or it would spread some good will to tenants.Thanks for sharing.
