In football, coaches used to say, "if you don't go full speed, you're going to get hurt".

I rent to about 130-140 students and I've found it pretty hard to figure out what college kids care about other than:1) Location to something fun (bars or football stadiums)2) Huge bedrooms and/or living room3) A combination of the first twoIt's my experience that their housing choice is almost always an emotional decision (i.e. they can picture themselves having a lot of fun at the place they're going to live).

We pickup a lot of extra high dollar rentals for Graduation, Football game weekends, back to school, patents visiting their kids etc.

The "guest bath" is a powder room in that case for when you have people over - party, football night, etc.

Perhaps after football is over I can manage to make an evening event.

In 2014, the town of Decatur, TX voted to reschedule Halloween because it conflicted with the local high school football game that evening.3. 

We went to Penn State so football games is their only exposure. 

There are always some great high school football contenders down that way.  

the area is very nice well kept , its a corner property and on the opposite corner is a small mom and pop deli, at the top of the street is the local elementary school with a play ground and feild for kids aswell as a large playground/ football /baseball feild/ basketball courts a few blocks away with organized sports running concurrent to the sports season. lowes and giant as well as several food places  about a block away also. deffinitly alot of conveinece in the neighborhood. no inspector has looked over the property other then myself and partner twice already

In my 20's all my friends were driving fancy cars, going to football games, hitting the bar and I was saving every penny and renovating properties.
