Hows Ohio for cashflow investing?
I see that Ohio is one of the very few places that still seems reasonable from cashflow point of view compared to crazy prices seen in rest of the country. What do the expert investors here think about Ohio? Any pros/cons of investing there?
I am particularly looking at Cincinnati, Toledo, Cleveland, Dayton, Columbus.

Low appreciation compared to CA.
Good Landlord-Tenant law.
Low price point to get in.
Challenging to get financing for lower priced homes (<$50,000)
Economy is just coming off the bottom in most areas. Signs of improvement all over the Dayton area. Prices are still correspondingly low.
Need good feet and eyes on the ground. Some neighborhoods will continue to struggle, even with the improving economy.
I see lots of out-of-state investors buy without visiting or understanding where they are buying. Those rarely work out well.
Plan a visit. Meet some local investors and potential team members.
