The property has 1/2 an acre of land (typical for my neighborhood, unusual for our TN metro area) and is fairly updated with a wood fireplace, granite, hardwood, crown molding, and a newer roof/windows/doors. 

Alternately we have done a fireplce gas with 45,000 btu which heated a common area but easiest when you have a fireplace. we also added additional heat sources in bedroom.

The living room has gas log fireplace, Bedrooms are a split floor plan with the master bedroom being on opposite side of home from the other 2 bedrooms.

Kitchen needs to be gutted--toss all those old cabinets, remove tiled walls, also demolish old fireplace, it is quaint but unnecessary, you need that space to wrap the countertop around to that wall and move the range to that wall as well to give the sink more space.

Last week a fireplace company I have used several times in the past wanted to charge me for a quote!!

The pictures also show some smoke damage above the fireplace and in the living room. 

One of my smaller units has electric heat but a gas fireplace to supplement that really knocks the utility bill down for the tenant.

I'm more of a hands on person and as a creative individual, I wanted to get my hands dirty and do some cool work as well (see attached fireplace on a house I just sold). 

The boxes cover the outside walls of the living room (including the fireplace).
