Something that easily integrates to the Accounting module so that $ amounts from repairs are easily and automatically reflected in the Accounting functionality / reports.

Would you recommend expanding my search area, wait it out, or look into duplexes in my current markets?

We rented out home in Vegas as fully furnished. and where shocked to see rents at double or more standard rent.. furnishing nice but not over the top.. been very good on that end plus with rents that high the quality of the tennants is very good.. can easily self manage..
