I could probably think of at least half a dozen old guests I'd love to hear from again to see how things have progressed since 5, 6, 7 years ago.

Once you have an idea of what you can do you want to evaluate the site and the market for competition.

Outside of the kry metrics one needs to evaluate when investigating any market, I also created a list of priorities and nice-to-haves.

Makes sense though - it's like pricing, it's very easy to price units in a condo building since they are all so similiar vs a custom home which can be very difficult to evaluate.

Still, you may try evaluating a different east coast market and seeing if you're liking more of what you see down here compared to NYC/Newark.

When I give the repair bills & purchase price to my CPA, how will this differ from my typical expense deductions, since this is such a huge expense (for me thus far) and the house will have been a work in progress all of 2024?
