You would definitely want to run over the old lease with a fine tooth comb to see if its up to your standards.  

Like you mentioned you would have to perform due diligence and comb the County official records.

Have you asked for audited financials and gone through it with a fine tooth comb?

I use Zilllow and Redfin for majority of time because easier but to do detailed research I use MLS and I also comb MLS for deals not on realtor.

Combing through those should give you a ballpark of what will fit physically. 

They will go up and down this with a fine tooth comb finding more and more stuff.

I have one county that I own an apartment in that you can do a parcel search on multi family, which is great.The county i primarily invest in doesn't, so you have to comb it yourself or find the exact addresses.As far as title, wouldn't hurt to call them and see if they can put a list together for you, I imagine some could/would if your county was larger.
