Using Listsource to find 4-plex?

Hello Everyone, 

Multi family is slim pickins in my area and I'm looking to start off with a 3 or 4 plex. 

I was just looking into List source and set up a list for 2-4 units, 30%+ equity, absentee owners, within 10 miles of my zip code. 

267 units met criteria for $67. 

Does any one have suggestions on how to best utilize a mailing for this purpose? I'm hoping to purchase a multi family live in 1 and rent the other units.

@Natalie Kolodij Depends on the online data that your county keeps. I have one county that I own an apartment in that you can do a parcel search on multi family, which is great.

The county i primarily invest in doesn't, so you have to comb it yourself or find the exact addresses.

As far as title, wouldn't hurt to call them and see if they can put a list together for you, I imagine some could/would if your county was larger.
