I’ll hold my section 8’s for now as well, I like them too and I’m hoping they’re in the path of progress long term and will also be a nice blend of cash flow and appreciation eventually, just no longer buying more of them strictly for how they pencil out on paper.

The blend of the two can cloud the reality on the ground.

You have the starting cap rate and then the blended cap rate over time.Having an investment grade tenant makes a huge difference with debt.

Hi Shane,You have almost 48 hours to do what you can vs doing what you want.Too bad you can't take 2 weeks vacation and rent a motel (vs a hotel because it gives you no comfy reasons to be there) in the area you want to invest in with a (blend in type) rental car. 

Your original post implied that the investors' total return is 8%, where most of my investors expect more than that when blending cash flow and appreciation. 

In a rough neighborhood you want to blend in, not stand out.

It's a great blend of what I've done so far, and I'd have a base salary for the first year until I got up and running.
