I had an awkward chat with an owner mowing the yard, and a family unwilling to negotiate on anything. 

Make sure to meet the person and ask them the awkward/hard questions like cleanliness habits, noise preferences, etc before accepting them.

You can do root canals on your own too, but it's awkward and causes a lot of pain.

Plus the prospective tenant you are bringing through does not want to be put into that awkward situation either.

You must be a wealthy landlord to be able to afford to buy gifts for all your tenants.....This is awkward, if my landlord expects something in return he can rub salt.)I have heard them all and you will indeed stand out from the crowd.  

They are also somewhat new at the education part so at this stage it’s still a bit awkward at times, but I think their heart is in the right place, at least right now.

Although I can see it being awkward telling a friend or family member "no, I don't want to rent to you" if they have their heart set on being your tenant, I wouldn't recommend it.
