Additionally the CRM has to be one of the buggiest pieces of software with the absolute worst support Ive seen in my adult life, so I wont name them here. 

- If you're in an area direct bookings are popular (Gatlinburg, TN for example) use a property management software that also builds a direct booking site for you.

You can also use a software to do more accurate estimates on your own , once you see the property and know exactly what needs to be repaired and how you want it to be repaired.

For someone like yourself, you would likely have no problem meeting the requirements and likely exceed them with no stress of being audited.

Most PMC softwares allow this - if the PMC knows what they are doing.It's also just a one-time setup for the PMC!

I wrote an Excel macro that did a CSV to IIF conversion that QB would read, and I believe there is software out there you can buy to do this, but it became cumbersome.
