After 4 units, the building goes from being a residential structure (governed by IRC) to a commercial structure (governed by IBC) so it must be approved by the state (which means stamped drawings), meet ADA requirements, meet fire protection requirements (which is usually sprinkler systems) etc, etc.

Remember rule number is to know your market and with Boise metro being a relatively small town, i think you need to understand the entire Boise Metro (Ada and Canyon)

I find that many communities in Ada county/Boise allow tenants to pay for these items directly (especially water), so I am curious where your properties are.

You could check Angies List or Thumbtack, be sure to specify that you need ADA Compliant contractors on the ad.

Keep in mind that asthmatics need inhalers and nebulizers so you have to be careful to not inadvertently create language in your addendum or advertising that would get you into hot water with ADA laws or the laws on your state's medical marijuana protections (if any).

Not my cup of tea, but from a financing perspective FHA/HUD financings are strict on compliance with FairHousing /ADA standards on properties built after 1990.

If you do single her out like this, and she can prove that your intent was to purposefully get rid of her and her ESA (this thread certainly helps her case if she comes across it), then you're partaking in the exact discrimination that the ADA prohibits, and you're looking at a potential lawsuit.The way I see it, younger generations (millennials and gen Z) are very attached to their animals and treat them more as family that past generations have, and landlords and owners are smart to begin to come up with ways to allow animals, and even monetize.
