Is it possible to find a co-op that allows a 10% down payment?

I ask about a co-signer, because i even have family with money who would co-sign for me, but they say because I have 5 homes, I won't qualify for a co-signer.  

I was reading about a co-borrower.It is specifically for helping family family's get a loan FHA insured loan

However, another suggestion is to find wholesalers who may be willing to do a co-wholesale.

@Ande Andrea in regards to the point you made about the lease option stating that you can't have people in the home for longer than 2 weeks, that clause typically translates to anyone staying longer than 2 weeks needs to be on the lease agreement because they are considered to be a co-tenant.

The problem is that none of the "professionals" I hired bothered to inform me during escrow (not a CO term I know, but I lived in CA), AND my inspector completely missed the fact that the plumbing system, including the meter, was completely disconnected under the house; apparently for 'winterization'. 

And need a co-investor to help him finance it. 

kind of like a co-pay.... paid less than a new disposal, but we won't be renewing.
