I am trying to find some off market Multifamily since a lot of the good deals seem to be done before hitting the market especially when it comes to Multifamily.

You are correct that if you have silent partners (LPs), you would need to set up a syndication.  

I have known exactly one in my 10 years in the business.

You post in FB groups that might be a few hundred plus here on BP which would be maybe a few thousand (making up these numbers).
