I just swapped a California zip code out for a google result for "Atlanta Georgia zip code" and it looks like it's not a California only thing, though I've never done business in Georgia.I believe Georgia is one of the places where mortgage bankers (aka "direct lenders") call themselves mortgage brokers, and actual mortgage brokers aren't super common, so you may have to look around a bit.

Assuming the contractor is reasonable I would definitely not swap out for some tenant you may not have 4 months from now.
