Communicating, applying, and documenting that system should help reduce the liabilities associated with possible discrimination issues.

We have had the same tenants since we leased it in 2022 and fortunately they have been great- minimal maintenance requests, very easy to communicate with, and pay on time.We have a 30 year fixed mortgage on the property at 2.875%, the property cash flows about $1,200/month, and there is roughly $200,000 in equity in the property.

Those are some great questions to ask and the clear communication up front is definitely key. 

Stay involved in the renovation process with regular site visits and open communication with contractors to keep close tabs on the project.

The reason those locks charge monthly is because there's an ongoing upkeep cost to maintain the software and communications network that are essential to being able to program the lock remotely.  

This raised some doubt and we communicated to our agent that we are not satisfied but she kept insisting “there’s nothing you can do” and “you went non contingent” Then later she sent an email saying we passed the 17 day inspection period which we didn’t know about.

She just communicated to my PM about asking if she could have a pet rabbit.  

I assumed compliance never communicated with the sales rep. and saw the large transaction amount done wrong the first time, and decided to block me EVEN though it was done exactly how they requested the second time.

So far I've only communicated via text or face-to-face that they are violating their lease, but they are still doing so and just trying to hide the smell. 

When that happens, very clear and direct communication is required.
