Instead of having a centralized platform for agents to list sellers properties in a defined area, it will become fragmented with multiple sites marketing their own exclusive listings ? 

I listed my location as Lake Ozark, Missouri because my city doesn't show as a selection but I'm actually based out of Jefferson City, Missouri and scour all of Central Missouri for deals.

We are located in central Illinois.In the hopes of not pushing closing, I am hopeful the bigger pockets community would have a recommendation for investor friendly insurance companies and brokerages. 

Does someone have a recommendation for an attorney (prefer Central Texas area) that is familiar with the structure of this type of transaction and can walk thru all necessary steps prior to finalizing financing and preparing for closing?

Its centrally located to the other units, and it would be the perfect size for an laundry area.  

Our plans have been stamped by County Planning, Fire Protection District and Central Sanitation, and we're currently under review with County Building.
