awesome, thanks everyone. and i also have some questions about some electrical stuff in the house. so there are no gounds for seems like almost everything in the home. and they have some fuses that are oversize. my dad said that other than just changing out the box to a newer style that the wiring through the house may need to be upgraded because the old wires cant handle the loads anymore and were tripping the fuses so the previous owner just upped the fuzes. what are your thoughts?

If you want to charge for out of the ordinary things like a trip charge for unlocking the door for a tenant who accidentally locks themselves out, go ahead.... but then you'll have tenants try to break-in through windows too.

In this case, the chicken came first.And you're right about how a good full time agent will eat your lunch, but hopefully within the bounds of ethics and good taste.As a full time (and then some) agent, I'll remind sellers that most part timers tend to treat this profession as a hobby, hoping that while they hold down another full time job, that they'll trip over a couple of deals each year.

Well, actually I guess there is -- anywhere from about 30 minutes to about 30 hours, depending on the details of your trip...Likewise with rehabbing -- it should take you anywhere from about a day to about a year, depending on the details of your project...And much like flying, the goal is to get from point A to point B in as little time as possible, without crashing and burning...
