I think this is a calculation a lot of homeowners are making right now--especially if they have a low interest mortgage, equity, and their house will cashflow as a rental.The choice is a personal one of course, but I think your future self will thank you if you pull out some equity from your existing home with a HELOC for the downpayment on the next house and a cushion renting your current home, use a property manager as you have other things to do, and buy the next house and do the same thing again.

Do you think it's common for a tenant to sue for an amount greater than insurance can cover, then take your property or even your personal assets? 

Land trusts can be established the day before closing and do not require state filing to create.

Do yourself a solid, sit right next to them and learn how to do it.

I am leaning toward a house hack in a duplex and trying to figure out to do this.

There l also learned to do commercial job take offs and estimating. 

When you say similar pay do you mean amount or will you also be paid the same?  

I asked my CPA if I should check with my mortgage company before transferring the deed, but they advised that I just do the transfer through an attorney and not explicitly inform the bank.A few attorneys I consulted also had mixed responses, saying it may or may not be an issue, and that many investors do it without problems.Instead of transferring the properties directly to the LLC, would it make more sense to:1. 

I'd start with picking one city and spending a lot of your time to do a deep dive building relationships and learning different areas.
