For Example on a Saturday morning this past winter Mike and I went and looked at a 10 unit building, we walked through it went to sit down with the seller and all of a sudden to my horror I hear Mike say “If I give you $500 right now can we buy it for asking price”.As it turns out the seller got another asking price offer that afternoon but he already took our money.

In the winter its the gas bill for renters using the heated pool and in the summer its been the electric bill from the AC (just got one yesterday for July - $472!!!).

If your considering raising rents by a large amount, maybe you should wait until the end of the year as an eviction could possibly push you into winter, where your pool of potential  good tenants will be low.
