These are the top three features I always keep in mind when evaluating a potential property:1️⃣ Location Matters: Properties near attractions, with great walkability, or offering something unique—like a waterfront or mountain view—tend to perform better.

I did not attend the 3 day class, but purchased the self paced virtual version with the mind set that even if I only learned the how, it would be worth the spend long term.

Keep in mind, adding "cute", and upgrading things won't increase your rent or ARV past what the market in that area will tell you is the max. 

I think I will prepare for a presentation once I have some more clear properties and plans in mind and present to him not just like he’s my spouse but also a potential business partner who needs to see the potential.  

And keep in mind, in this day and age, one can argue such an action become criminally liable.

I am hoping to connect with other like-minded investors that have or are currently in this process.
