For qualification they include usually minimum payments on credit cards etc not the principal.If you're really low income, maybe it's better to find a lender who does "stated income" but there need to be proof: bank statement etc.I'd try another loan officer, maybe mortgage broker who would search for different options.Take a look at the topics here: there were explanations how Rental income would count and @Chris Mason even referred the source where to get the info first hand

I imagine finding the range for what the going rent would be is, in theory, easier - but would that information be enough for a lender in terms of qualifying that income against the debt for qualification purposes?

Do this often and you will discover the joys of investing and negotiating - and will make a ton of the cash and equity.I should mention when buying and negotiating seller financing - offer a principal mortgage - when doing this, you can offer more for the property since there is NO INTEREST - an important clause in the mortgage is that it should be fully assumable without qualification and that it is a subordinated mortgage (meaning that you can place the first mortgage on the property, the seller financing becomes a second mportgage and subordinate it to a new first mortgage.)
