In the end though, if you have decent market demand your occupancy and ADR will all end up depend on the value and experience you are providing your guests which will equate to those precious 5 start reviews that will be the real driving force of the success of your STR.  

Have a back up plan for placing another contractor in their place quickly as to not lose precious time on a project.I hope that helps!

I have 5 kids - 3 teenagers and a set of twins so time is precious for sure.  

But the idea of waiting around a few years for a large nest egg seems to be a waist of precious time.

Sold for a profit to pay for my wedding, our jewelry, and some debt we had.

My guestimate is over $15K month in rents to start (we have a duplex in Mission Beach worth around $1.3M (so less valuable than your place) that we get ~$15K/month in rent but our RE is very seasoned (>20 years STR) and therefore is at peak rent/min vacancy (virtually zero vacancy).Property near the coast is precious.
