Even though I have had a strong belief that those markets would and will outperform San Diego as a whole, it is outside my market (we own nothing significantly south of the hwy 8).  

That way, you can get better results as to which sign outperformed the other.In terms of slogans, the whole rhyming thing is always a nice way to help get your message to stick in people's heads.

At the sub $100k range the Victorian out performs Casa del Mar.

In an inflationary environment hard assets, Real Estate included, will out perform.

There is no doubt that the best performing BRRRR investments outperform the best performing cash flow properties.

I understand how some feel secure owning their properties but for me I am very comfortable out performing conservative investors and consider my returns as much higher "cash flow" through leverage.

Here are a few data points I am referring to from a 2019 CBRE research report on the resilience of the multifamily asset class during recessions:U.S. multifamily property rents declined less than those of office and industrial properties during the 2001 economic recession and their growth rate was considerably higher post-recession.During the 2008-2009 recession, multifamily rents were more resilient than those of office, industrial and retail.Multifamily rents have outperformed those of the other major property sectors during and after the 2008-2009 recession in three ways.

Each of these CEOs employed basically the philosophy you describe here with unparalleled success (note: Jack Welch is notably NOT among those CEOs who dramatically outperformed to the level of these eight!). 

If an IRA invested in real estate, or notes, or whatever, can provide a better mix of control and principal security along with consistently solid returns, then the IRA can outperform what it is doing today.  

That makes it harder for the cash flow investors, though many are still able to work around that, most notably by outperforming the revenue predictions (or prior revenue numbers) either via better management or via some kind of value add to the property.It's still doable, just more difficult.
