My apartment bldg has 6 units, so it's a commercial loan.

Use Real Estate By the Numbers as your guide, make sure it tracks the loan pay down and depreciation and have all of those numbers pour into a Schedule E.

california has had statewide rent control on mf units for ~5 years.My experience with rent control is that in the near term rents increase more than without rent control.

That being said, you cant really rent out your pool or finished basement to a Long term rental tenant, but you can with an ADU. 

Difficult to tell from the website exactly what type of Passive Investments are available: Fixed Term or Open-Ended.

I"m not sure you could find a better group in terms of knowledge and support.
