@Frank KnippenbergA General Liability policy will provide defense for claims of Bodily Injury (slip and fall, ceiling falling on a tenant, etc.) and the less likely Property damage claim (your building starts on fire and the fire proceeds to damage neighboring properties).Good news is 99.99% of landlord/Rental Dwelling policies will automatically include General Liability.

I guess expecting you to pay rent, not trash the house and otherwise abide by the lease terms is "mean".To add insult to injury, although she finally left within hours of our encounter, she decided to text me another insult the next day.

You are doing two things wrong, first you are devaluing your property by not charging market rents, value being based on income, and second you are risking legal action in the event of a injury.
