I'd recommend mixing in more commercial to balance out multiple assets, buy a liquor license for a few hundred thousand, etc to make the deal work a little better. columbus hospitality isn't as strong unless you are in the urban core but even then I'd go for a lower risk asset class like multifamily and retail mixed use. hotel is very strong operator but management intensive.

Do you want to be more hands off with just a TOH (Tenant Owned Homes) park or are willing to get in the weeds a bit more with POH (Park Owned Homes ie rentals) park or even maybe a mix of both.

In my market it's a mixed bag currently: we still have very low inventory in the entry-level price bands (under $1M) where we are still seeing multiple offers above-ask on any reasonably-priced listing that's in decent condition (I saw one go over-ask by $500k last week with 18 offers!)
