-I prefer newer homes / town homes because I frequently travel internationally and thus don't want to deal with frequent repairs.

(As what happens frequently thanks to the rapid changes in technology) bottom line the industry was no longer fulfilling me and I had no desire to rekindle that flame.

I tell them I frequently have same-day check-ins (which is true) and that's the most I can give while still allowing my cleaners to do their job.  

With old houses, things break fairly regularly so if you don't have a good local team to fix things, you will either frequently overpay for repairs or get bare minimum fixes that don't last very long. 

They frequently have vacancies because no one wants to do it.  

I travel frequently for work and plan to Airbnb the home while I'm away. 

Basically just write out what kind of investing you want to do (flipping, wholesaling, buy and hold, etc), when do you want to invest (now, 6 months from now, in a year), how frequently do you want to invest (one house a year, one house a month, etc.), where you want to invest, what kind of properties do you want to invest in, and so forth.

They also shouldn't be trying to turn over units too frequently to make more money on tenant placement.

For those who have dealt with inherited tenants at volume, how frequently is eviction necessary?
