If you have no experience in the construction field and have never taken on a rehab, then maybe it's wiser to partner up with a more successful flipper and learn from underneath them.

I'm new to the area and the field so I'm just trying to soak up as much information as possible at the moment.

We are adding a STR to our portfolio in Arlington, TX in the entertainment district that is walking distance to Jerryworld and Globe Life Field & think we want to be available on several booking channels and would like dynamic pricing and a calendar sync feature  I saw a sales demo for Hostfully which ostensibly gets the property listed on multiple  channels and keeps the calendar straight to avoid double booking. 

Well here in the part of Georgia I live in, we have that famous red clay but unlike some clay, it will perk adequately in drain fields.

My wife works with a lot of investors as an agent (Florida), but she's personally built or flipped scores of homes, she has a construction background with an actual degree in the field, and she's spent years honing her craft.

Given your experience and knowledge in this field, what is your opinion on the credibility of the reports from STR Insights and whether they could serve as a reliable resource for information.

I try to be consistent and I'm just trying to go in and pick the best in the field.
