What I had in mind was having a builder handle foundation, framing, roofing,electrical, plumbing, etc.

It has electrical, but no plumbing.

The HOA covers all water, flood and building insurance, internet, bug spraying etc. and it's $1562 a month.

@Kevin McKittrick Well in my opinion an electrical upgrade should be paid for by the owner of the property.

It turned out there were aluminum wires so we upgraded the electrical service, removed all of the walls so we could rewire the house (4 bed 2 bath).

We have no interest to get a new junk of this same company but like to hear some feedback from investor follows and electric engineer.Do you think the motor be changed to a non-change speed will resolve the issue?

Also remember it will take time to get them done, during which the home is vacant and not on the market.People shop with their eyes-so many don't care about stuff that is really important (plumbing, electrical, roof, etc). 

Wildfire risk is also nearly non-existent close to the coast, and haven't yet heard of hurricanes or tornadoes, but you will notice a tsunami sign or two..Electricity, water and general operating costs are surprisingly 'affordable.'

New mechanicals (HVAC, electric, plumbing), kitchen, bathroom, adding a 1/2 bath in basement or 1st floor, new drywall, floors, paint, etc.

The problem that I'm thinking that we will run into is that water and electric will be difficult or impossible to have routed out there.
