I am in dire need of advice as our current economy in May of 2020 is experiencing major declines, and I am unsure of where the industry, let alone the country, will be in the next 6 months to a few years.

Just ask them strait up how much they would like to get for the home in its current condition. 

I would think if theyre contacting you and in dire need to sell their property that they wont be too concerned with what you'll be doing as long as the deal works for them.

Going for everything owed per the contract feels like winner take all to someone in financial straits....they respond in kind, by making you lose in entitreity.

I got burned by this and it is very maddening to be told they are in dire straights and have no money for even a partial rent payment yet you see them dragging in lots of take out from a $30/person restaurant (where thye are not working at).
