Jeremy, i simply don't want the liability of potentially being personally accused of 'id theft' and the likes of 'negligent enablement' thereof in today's highly litigious America where it seems like 50% americans are prescribed some sort of psychiatrics drugs and the other half on recreational ones; and the average civilian being practically a professional 'crisis actor'. frankly, and im not even kidding, 10-20 years ago it used to be that young adults wanted to be rock stars. now its practically like every one wants to be 'lawyer'?

It is known to be a lesser section of the town and has occasional drug bust etc and I'm not so sure which way the development is trending.Property: 3 bedroom , 1.5 bathroom townhouse List Price: 115kARV: 120k Rehab Costs: 20k (bathroom remodel, carpet, painting)Rent: $1350 (this is a fairly conservative number)I currently have an offer in at 90k that was countered to 110k and I am trying to find my best offer on this deal.Cash flow:Numbers considering 100k purchase price and seller paying all closing costs.

Most seller financed note holders are doing servicing, when they probably shouldn't be, but they try to save a dime.The difference between an entity and an individual is that the individual is exposed to more life occurrences, death, divorce, incapacitation they become ill, go to a nursing home, go nuts, bankrupt, get sued, they have other financial obligations they must meet, their prize dog needs surgery, as Jay mentioned, the grandchild needs a good attorney for a drug charge.

My properties are not in that great of areas, but the only applicants I would get carrying a "crisp $100 bill" would be drug dealers.
