If so there is no point in even making this change , as houses around 800k will mostly fall in to that category and I don't know if the SFH consumer at that level would even consider a coach house and even if they build they will likely use it as a man cave or some sort of recreation I don't know if this was done just to fill the pockets of some consultants and so on ...

like many i have in the day I was at the street level and actually talked to these folks one on one.. there are wide variety of issues and stories.main ones are divorce.. loss of job health garden variety mismanage. and some very sad ones the ones that really would get me is back in the pre 08 days you could have a 75 year old retire widow with her delightful adult children living in the home and talk her into refinancing it with a nija loan..

Fix it up and just flip it .condos are usually bad investments mostly due to the hoa bull crap . at 12 grand if you have the skills it’s kinda hard to go wrong unless it’s ready to cave in

One of the retaining wall is shot and as a result one side of the concrete deck is caving in.3) To the best of my knowledge the pool is concrete, from the permit record it seems like it was built in 80's.What other information do you think I can provide?

But some of the issues are foundation caving in, one of the main support beams is rotted away and no longer attached or supported by the sill, rotting sill in basement and on some windows, the drain line is heavily corroded and has large holes allowing water/waste to spill into cellar which has caused soil erosion and sink holes collapsing the basement floor above the pipe, both sets of stairs down to basement need to be replaced, Back deck and stairs has to be removed and replaced due to rot, rodent infestation causing chewed wires in both attics, multiple fire doors needed which inspector said they can run about $2500 each ect.
