@Frederick McCreeI agree with @Keith Perkins in that the refi will probably be a good way to consolidate that cc debt.

@Ethan McRae, I would think they could definitely help, and likely have some ideas as to how to maybe consolidate various scenarios so that the Operating Agreement does not become a massive document. 

I guess in my head it made sense to consolidate them to open up those slots.

We have consolidated our portfolio in a 20 min radius for a good reason.

What would need to happen (much like the airlines did in the 2000's), they consolidate to conserve resources.

Banking consolidation will accelerate and portfolios will get dumped. 

Thats a primary motivation for a DE parent, its easy to understand for consolidation for taxes and exit sale.

Given the limit of 10 mortgages (for 1-4 unit properties) per individual for investment properties, have any of you consolidated multiple mortgages into a single portfolio loan (ideally non-recourse)?

(Could happen) you can always refi to consolidate both loans into a long term R/T. 

After hearing about sending mailers to property owners on the Bigger Pockets Podcast, it seemed like a good idea but is there a way to consolidate a mailing list (short of going on AirBnB, Craigslist and sending them to the listed address on those sites?)
