Offer Property Management to Rental Owners

Is there anyone with experience contacting rental property owners? After hearing about sending mailers to property owners on the Bigger Pockets Podcast, it seemed like a good idea but is there a way to consolidate a mailing list (short of going on AirBnB, Craigslist and sending them to the listed address on those sites?) I have several years in construction and would like to start offering property management on the physical maintenance of the building.
