We give higher points on our screening if their income is 28-31% of income, we've found that to be our sweet spot of high enough to pay but low enough to stay put awhile.We look at a lot of other thing sin screening, like address history, landlord references, smokers, how often they move, how stable their income history is, if they have a bank account (most don't), criminal, etc.

Both reno's will probably take longer than you think, (meaning extra carrying cost with no renter--be ready for that) and a $600 jump is HUGE...do they have $600 a month leftover after cigarettes, beer and car repairs to pay this with...That a BIG ask--$600 extra a month.Meaning this family might not be able to stay, then again, maybe they can.Re asking them to temp move to the smaller unit without knowing if they can/will pay for the bigger unit at the new price seems risky to me personally, but I'm not boots on the ground with them...You might end up losing them as renters with this big of a cost increase....
