You cannot successfully operate a business built on a foundation based on charity.

Can you find properties priced right where the rent makes a reasonable return for you.I think you also have to ask yourself are you creating a charity or a business? 

You need to be able to put yourself in a situation where you have access to more people, wether it's a meetup, mastermind, charity event, etc. 

Many live pay check to pay check and could not whether a financial emergency themselves without needing assistance from family, friends, church charities, or government assistance.  

@Allen LundgrenI am all for charity and helping folks but keeping rents at a substandard rate and thus diminishing the potential reinvestment into your property is not a sustainable solution.

But like I said, I'm not looking to do charity work here.)Maybe some of you catch my drift. 

That is charity not business, a hobby investment where money is not important.With inherited tenants you put your rent to full market and clean house if necessary.

@Mario Charity  Appraisal fees are further down the road once you're actually in contract on a property.
