well living in Washington is great.. beautiful place. however there is an aggressive push to implement rent controls and there is a new law in Seattle to force landlords to accept the first applicant for an apartment.

If your sandwich buyer stops paying rent, you're left holding the bag with the seller while you're personally evicting the end buyer (costing you missed rent, and eviction fees).

Flipping is more exciting and rewarding for me because I have a chance to create something beautiful from something ugly each time.
