Hi David, thanks for your offer and success with your investments.I have a problem in one apartment in the 2nd floor that have a leak in the bathtub. 

I know in my neighborhood that bathtub would never pass for renters, but it depends to the market and I guess and how much you are charging.

For example:$1,000 - Paint Kitchen and Bath Cabinets$500 - Refinish the Bathtub and Tile Surround$1,000 - A/C Maintenance and cleaning$1,650 - Replace breaker box and run grounds to Kitchen/Bath for GFCIsHere is the primary question: Does de minimis safe harbor apply to each project (making all of this expenseable) or is it the sum of applicable projects UP TO a $2,500 max?

In that case you would certainly want a bath tub in one of the bathrooms as mentioned above. 

With the way the bathtub is situated, you will end up with another problematic, short-lived "fix" if you just address the shower.

How are these kids going to keep a keg and 20 cases of beer cold for parties without a bathtub!?!

But some things, like scratches in the bath tub, are not worth refinishing.  

Since the house only has the one bathroom I was thinking we should probably go with a bathtub/shower combo. 

Two kids, no water, means they're going to defecate in your toilets and bathtub. 

I want to resurface the bath tub and surround of a rental I'm remodeling into a high end loft and heard that DIY options don't really work.
