Then to top it off with a bunch of amateurs trying to solve the problem often does not set you up for success.So many bad things can happen in condos that you just have no control over and can be detrimental to your investment.

There are lots of "Free to play" models out there that just make you look like an amateur.

HML's want deals, traditional lenders do not want deals.A hard money lender not approving a deal based off assignment fee, rather that arv, appraisal, etc, is possibly not a hard money lender, are you borrowing from a personal amateur friend or emotional uncle who wants you to get it cheaper?

It sounds like you've hired a mom-and-pop amateur, probably because you want to save money.If you want professional services, you need to pay professional prices. 

LOL...I thought I was the only one who DIY's :)  My challenge has been to get out of the DIY mindset to be more an investor and less an amateur contractor. 

You can also post an ad on craigslist or facebook marketplace to find an amateur/student photographer.

You are about to make a classic mistake and switch out a pro for an amateur that convinces you that they also invest.
