I hate to lose this deal as its a good BRRRR that was a diamond in the rough, with the potential to get all of my money out of the deal and positive cash flow.

Additionally, when real estate is going well, many people get the idea that business won’t stop and stop trying... its unfortunate, but I can say there are diamonds in the rough and have worked with a decent amount of really great people.

Black Diamond holds meetings in Worcester so you should have some luck attending those, they alternate with Waltham.

It allowed me to know my market and find deals which I call "diamonds in the rough".

"Acres of Diamonds" There is always deals to be had in every market especially the ones you know the best.

I would highly recommend checking out the Black Diamond REI events in Worcester - they do one every other month (alternating with a meet up in Burlington, MA).
