3% Conventional Loan

Hello Investors! I'm really interested in buying a duplex and renting out both units. I may have the opportunity to be approved for a 3% conventional loan. In my search I was trying to recieve an FHA BUT WAS OFFERED THIS OPPORTUNITY. I think this is a better deal since i would not have to live in the unit and now rent out both. Any suggestions on what else I should look into.
