may I also recommend paying close attention to your Debt To Income ratio becaue the lenders I have worked with will not accept rental income as part of YOUR income until after 2 years of experience as a land Lord.  

Then as I got more property they started making jokes about me being a slum lord.

Not trying to stereotype but I know how hard it was to explain Skype to my mom so she could see the grand kids after she retired to Florida.Does this bite into the automation of your land lording?

I am trying to break into the land-lording market but can't find a good area.

I do enjoy flipping but I would really like to get into land-lording.

Many small time land lords just don't have the resources to dedicate to get proper tenants.
