Trying to aquire a quadplex.

Hello BiggerPockets. My name is Joshua Womack. I am a 21 year old realtor and real estate investor. I started taking classes about investing in January of 2015. Since then I have flipped one property with my mom and are writing an offer for the next property. I do enjoy flipping but I would really like to get into land-lording. I have a property in my sight and just need to submit an offer. I was just curious if I could get a mortgage on a quadplex since online I've had people tell me yes, no, and it depends. I really need a clearer answer before I can get started. Thank you in advance.

Also; for you who are landlords how long did it take you from beginning your investing career to get your first rental property? I would LOVE to know.
