In my opinion however if I have to worry about the tenant tamping (on what could be a locked box) to reduce their <$200 power bill, I probably have bigger tenant problems. 

Research the builder and go look at previous builds or get a friend to go visit.I think Ronan does some really good research and works with some pretty good builders, but at the end of the day it’s all up to you to make sure the property ticks all the boxes. 

Rural is definitely going to be a challenge - its also trickier for Multifamily because unlike residential (1-4) appraisals, theres no "box to check" to determine Rural vs.

Fill in all boxes the best you can.

Then you work backwards to figure out how many properties that equals for your buy box.

I have had no problems with the big box stores delivering.If you order online then UPS or FedEx should deliver.

I like when the tenant puts a check in the electrical panel box and landlord picks it up on the first.

Everything revolves around the investor's niche, buy box, and budget.
