Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Let's say today you are fine, great, nothing is wrong, but tomorrow something happens and you become motivated.Who knows that you became motivated? 

The challenge of negotiating against a seller who purchased at the wrong time, invested with the wrong contractor and was losing money on the sale.

Location is important to both, a well built property in the wrong location can be a big loser. 

Nothing wrong with closing.  

A guarantor is just one more point where things can go wrong.

It’s my opinion that many investors have the wrong mindset when it comes to real estate investing.
