It seems like a sweet deal to purchase a house with a Rent to Own tenant as they pay for utilities, repair and maintenance - and I wouldn't need a property manager since I am out of state.

I created a excel list... created a letter (short & sweet) and did a mail merge. 

What's up bp,I have a deal I'm working in Philadelphia or more specifically Darby, Pennsylvania and i want to set it up to be as sweet as possible for my end buyer but need some help on how to do this.  

There is legal team review, and some other sweet items.I am normally the negative guy and having worked in distressed real estate for 10 years, I have a pretty good understanding of deal structure.

Its a whole lot easier to find someone with $25k-50k to do a second behind a HML or Sub2, especially if you want to get into flipping 2-300k houses which is my sweet spot these days.Keep in mind, there really aren't any wealthy people that consider themselves "private lenders" that are just waiting for someone to ask so they can lend out money.
