I would agree that it MAY be a broad stroke that doesn't represent a majority of the MHP market industry but pretending it doesn't exist and all the parks out there are run ethically and are a great service to the lower income occupant is naive

The problem is those types of areas and tenants can wipe out years of successful cash flow with one stroke.

Hello alli really need some assistance. so my mother recently had a stroke and shower/tub is no longer suitable for her.

I'd go in knowing that the D properties will have D problems, but in the end I'm embracing the suck in order to achieve the greater good that is accomplished with the better properties.Different folks = different strokes

Though I didn't actually join, I can speak from experience that you can learn all that you need to learn on this subject on-line and through local mentorships, investment clubs and through networking with commercial brokers, lenders, attorneys and investors....and building these relationships will also verify that you're serious enough about this to move forward before you stroke a check for $40,000!! 

Only butting in because this can be a big deal, there is nothing more, besides the paycheck, that is appreciated more than tangible recognition for a job well done, it strokes the ego, and for workmen who take pride in what they do (The Pride of the American Worker) it's important.It sets you aside from being an employer to being a friend as well.It sets you aside from others they may work for.If you have an emergency or a really short fuse on a deal and you call them, it's just human nature to help out your friends or best clients ahead of others.
